*Concessions are subject to the terms and conditions. Concessions only apply to 12 or 14 month lease terms. Concessions apply to Base Rent Only and is applied to Month 3 of the initial lease term. Concessions provided under the lease are expressly conditioned on Resident remaining in full compliance with the Lease Contract, including timely payment of all rent, utilities, fees, charges, and any other amounts owed. If Resident owes any outstanding balance at any time during the Lease term, including but not limited to unpaid rent, utilities, late fees, damage charges, or other amounts due under the Lease Contract, all concessions immediately terminate and are forfeited without further notice from Owner. Upon termination or forfeiture of the concession, the full market rent stated in the Lease Contract shall automatically apply for all future months during the lease term, regardless of the concession schedule originally offered. Acceptance of rent or any partial payments after a default does not reinstate any concession, nor does it waive Owner’s right to enforce this Addendum.
